About

Welcome to Little Valley, an area you may not have ever been to but after visiting you won't wait to come back. A truly fabulous setting offered to guests to enjoy the recent enhancements throughout the home designed with your comfort and enjoyment in mind. Conveniently located just a short 10 minute drive to Ellicottville with gorgeous views along the way.

Good to know

We've updated this already charming home with new modern furnishings from the best direct to consumer brands making the space so warm and inviting you won't want to leave the cabin. This property offers 3 acres and unlike many accommodations boasting acreage, it enjoys a large flat area in front to set up games or let the kids run. We've improved the WIFI to 100mps, added smart TV's, improved the outdoor living and comfortable seating which only enhances the already fabulous setting.

Other Details to Note

There are two cabins next to each other on this property. If you don't mind the occasional wave hello or sounds of others enjoying themselves nearby, you'll be just fine. There are seperate parking areas for each cabin and the walk to the cabins are also seperate. The Cabin is serviced by a well as most country cabins are. When the water is first used, there is an sulfer smell that does go away, this is normal and common. On occasion, the water can feel very soft, this is also normal and it is best to use less soap.

Neighborhood

East Otto is an area full of charachter and beauty and home to many talented artisans, dedidcated farmers and creative entrepenuers. I love the scenery as you drive on the hilly and winding roads past rolling pastures full of grazing cattle and creeks around each bend. Scenery includes not only the splendor of nature but the charachter of rural america with it's unique churches, victorian homes, nostalgic bodega, and countless insta worthy stops along the way.

Tim's place was perfect for a long weekend getaway. It was quiet, peaceful, and had plenty of room. Tom in particular was a very kind and accommodating host. We'd love to stay again.

We loved our stay here! Cabin was perfect and comfortable for all 6 adults and 3 dogs! Clean home, comfortable beds, great water pressure! Beautiful land and nature to explore. The driveway was plowed everyday making it easy to get in and out with the snow coming down. Tim was super friendly and offered great communication with us! We come to NY twice a year, will definitely be staying at Tim’s property again!

The beauty of this location is that it is easy to get to the cabin on a road that is regulary plowed and there is only a couple turns from the 219. Heading into Ellicottville is just as simple with literally only two turns and then a scenic drive directly into town.
